Home Inspections- A home is the largest and most important investment most people will make in their lifetime. A good home inspection will help you make an informed buying decision. All of our inspectors complete formal training and continuing education, as well as on-the-job training, so they can do their best to answer your questions and concerns. Our electronic reporting lands your detailed report right to your email, making it convenient to share with lenders, agents, attorneys and other parties involved in the real estate transaction. We encourage you to attend the inspection and follow along with your inspector so you learn all you possibly can about your investment. Our intensive home inspection covers:
Roof and Attic
Decks and Porches
Kitchen and Appliances
Heating and Cooling Systems
Today’s home buyer is concerned with more than just the structure of the home. You also want to know about environmental conditions and issues inside the home. To serve our customers’ needs, we offer the most inclusive environmental services menu of ANY home inspection company in the area. With over 28 years experience in environmental health and safety, and over 15 years in construction, we are the best choice when addressing both structural and environmental issues in the home. Our services include:
Drinking Water Sampling– We offer drinking water sampling and testing for many parameters– bacteria, nitrates/nitrites, pH, lead, VOCs, petroleum products, metals, radon– just about any parameter that may concern you or is required by your lender, whether you are seeking conventional, VA or FHA financing. We use only qualified, certified laboratories.
Septic System Evaluations– A properly working and maintained septic system is crucial for homes not serviced by public sewer. “Out of sight, out of mind” means the system may not have been maintained as well as it should. Having it opened, pumped and inspected is the best way to get an idea of the health of the tank and drain field or mound system. We also offer the septic dye testing option, an oft-used minimal function test. Considering the exorbitant cost of a replacement system at upwards of $30,000, it is crucial to take a good look at this most important, but often neglected, component.
Wood-Destroying Insect Inspections- A “termite” inspection is required with most property transactions in the state of Maryland. Our inspectors have received compulsory training in wood-destroying insect inspections, and can issue the necessary MD-1 form. Our president holds the required Maryland Pest Control Consultant license, and is subject to ongoing training each year. We hold our own licenses, we never operate under another company’s license, unlike other, inexperienced or less qualified inspection companies.
Radon testing– Radon is the second leading cause of lung cancer in the United States, according to the Centers for Disease Control. If you smoke, your risk is even higher. We use E-Perm® short-term radon electrets, the most highly-rated short-term radon detection devices available, as determined by the EPA. Our certified in-house laboratory ensures the most reliable data at a fast turnaround.
Lead Paint– If the home you are considering was built before 1978, there is a good chance that lead paint was used during its construction or maintenance. Our certified lead inspectors can help you determine if lead hazards exist in your prospective home. Whether you are buying as a primary residence, vacation home or rental, we can give you information to help you make the best decision possible. As a Maryland certified lead inspection contractor (licensed as our sister company, Canter Environmental), we issue the Maryland Lead Hazard Reduction Certificate required under Maryland law for rental properties built before 1978. Dust wipe, paint chip, soil and drinking water sampling are available. XRF testing is available for those who wish to try to achieve “lead-free” certification.
Mold Inspections and Remediation Planning– Supported by the professionals in our sister company, Canter Environmental, not only can we help you determine if there is a mold/moisture issue in the home, we can determine the extent of the problem and make recommendations for eradicating the mold, as well as advising repairs to correct the underlying conditions causing the mold/moisture conditions. We strive to provide a useful service to our clients while maintaining affordable prices. Each of our home inspectors has been trained to identify mold/moisture issues during the home inspection process, while our qualified mold experts are available for more extensive inspection, testing and remediation planning activities.
Due to our many years in environmental work, our experience is very broad, please feel free to inquire about any other environmental concerns you may have, such as environmental site assessments, soil sampling or air monitoring.
